THE FOLLOWING INFORMATION IS THE PLCA MANAGER’S REPORT 6/3//2009 THAT WAS GIVEN TO UOC REPS. A RECAP OF THE UOC JUNE MEETING WILL BE SENT VIA EMAIL TO ALL SANDPIPER ISLE RESIDENTS ALONG WITH THIS REPORT AS AN ATTACHMENT. NOTE OF PARTICULAR INTEREST ARE THE SALES WITHIN PLCA, LATE FEES, AND CUTBACKS IN STAFFING.
ADMINISTRATION
There were 2 re-sales reported in Pelican Landing Phase I for the month of May and 3 new sales and 1 re-sale in the Colony with 81 total sales and re-sales year to date versus 146 in 2008 and 87 in 2007. There are 44 owners who have not paid the 2009 assessments as of 5/28/09. Included in this number are 15 homes with foreclosure proceedings pending, 4 properties now owned by the mortgage holder bank and 2 owners in bankruptcy. The sidewalks have been repaired in several areas. Due to the roots of the large oak trees lifting the sidewalks, this will be a project that will have to be done every year. The front desk positions have both been reduced to 30 hours a week eliminating 20 hours a week until October 1st. Gail Shaw will help fill in the hours as necessary when busy.
BEACH
Attendance for the month of May was 3,205 with 1,057 PL residents (32.98%) and 2,148 Hyatt guests (67.02%). Year to date attendance is 29,313 with 17,955 PL residents (61.25%) and 11,358 Hyatt guests (38.75%). The stairwell from the small picnic pavilion area for guests to access the beach has been removed, since it became dangerous. The staff removed fifty feet of the dune walkover, in order to re-position the ramp so it would be safer to walk on for our guests. After doing this, the beach eroded further, so now they have to move the ramp once again, and remove another twenty feet of walkover. The staff is currently moving the equipment which was stored under the old pavilion. This had to be done for two reasons: to prepare for hurricane season, and to also avoid the flooding from the gulf. Tom Schemenaur is getting bids for fencing in an area underneath the new pavilion. This will be used to store beach equipment and the 4x4. The old pavilion storage area is not adequate, and water is quickly encroaching on the area Three new potted plants on the new pavilion deck have been added as part of an ongoing project to beautify the area, and make it more inviting to our guest. Two palm trees located at the small kiosks that posed a danger to not only the guests, but the kiosks as well have been removed. The staff is also cleaning the debris left behind from last week's storm. This includes three palm trees which have fallen on the beach. It also involves numerous stumps which have been un-earthed as a result. All seasonal boat operation staff is gone until the fall; bus drivers are now also performing the duties of boat mates; and 2 beach ranger hours have been cut to 30 hours each and 2 beach rangers have been laid off.
PRIVACY
0 – Burglary , 0– Theft, 14 – False Alarms, 10 - Medical Emergencies, 2 – Accidents, 0 – Vandalism, 10 - Parking violations, 1 – Traffic Violations, 0– Trespassing, and 9 - Misc. There were 12 verbal warnings given for vehicle infractions and 102 open garage doors were called in. Barcode totals for Pelican Landing were 103,901 and barcode and clicker totals for The Colony were 11,725.
The 2009 Hurricane Emergency Procedure Plan has been completed and distributed to staff members. Ryan Morris attended the South West Florida Crime Prevention Meeting which included a seminar on Security Locks and Devices.
TENNIS
There were 400 court reservations in the month of May. This number included 1,223 residents, 22 renters and 94 guests. On May 25th the Memorial Day Mixed Doubles event was held with 16 participants. The air conditioning unit for the 1st floor had to be replaced. The cost was $2,250 and the Board approved this expenditure from replacement reserves by unanimous consent. The Styrofoam cups and holders have been removed from the courts and building. This will not only benefit the environment it will as result in cost reductions.
COMMUNITY CENTER
Trivia attendance was 96 and Bingo was approximately 50. Poker, Bridge and Hand & Foot continued every week and Cocktails on the Patio will also continue. Yoga is the only fitness class that took place in May and approximately 3,000 residents and guests used the fitness room. Bocce court usage has slowed down as most neighborhoods will not have teams playing until the fall.
CANOE/KAYAK & PARKS
Canoe usage for May as of the 27th was: 52 with 42 canoes, 61 kayaks, 20 tandems. There were no group paddles or first time paddles held in May.
SAILING
Boat Usage: Sunfish - 75 trips this month vs. 59 last yr; Picnic Cat – 0 trips this month vs. 19 last yr; Sloop - 4 trips this month vs. 0 last yr; Total – 79 trips this month vs. 78 last yr. Total trips to date, 949 vs. 877last season. New Sailors: 6 this month vs. 8 last yr; Guests: 9 this month vs. 10 last yr; Qualified: 5 this month vs. 10 last yr. with a total of 355 qualified sailors. All Sunfish are serviceable. There are still two significant items to be repaired on the Picnic Cat. A new motor has been requested. With lessons falling off now that season is over Mickey Wheeler will have time to make the necessary repairs. Two new sails were recently purchased to replace torn sails and the springs on the Picnic Cat trailer have been replaced. There were three races in May culminating with the final race of the season on Memorial Day. All races were well attended. No other events were scheduled or held. The race program will resume in October. Sailors are still welcome to gather and run their own races.This season started very slowly but gathered momentum in February. The past four months have been busy with lessons. Now that so many residents have returned north for the summer months the sailing attendant will only be at the center two days a week through the summer months; Wednesday and Saturday afternoons from 1 PM to 5 PM. Lessons will continue to be offered as well as qualifying and family rides. It is still recommended that reservations be made. Estero Bay is a favorite playground for dolphins and manatees during the summer months. Nature rides can be arranged for family groups by contacting the sailing attendant at 239-222-0265
